Once registered, our team will keep you updated with suitable new properties via email and SMS alerts.

Step 2. Understand Your Budget

Before starting your search, it’s important to understand your budget and, if required, arrange a Mortgage in Principle. This gives you a clearer idea of what you can borrow and strengthens your position when making an offer.

We work closely with trusted independent mortgage advisors who can provide guidance on the options available to you and the costs involved.

Step 3. Prepare Your Current Property

If you’re also selling your current home, it’s often beneficial to place it on the market before beginning your search for a new property.

Being in a proceedable position can strengthen your offer and improve your chances of securing your next home.

Step 4. Start Your Search

Browse our latest available properties online or register with us to receive tailored property alerts, including homes that may become available before they appear on the major property portals.

Step 5. Arrange Viewings

Once you find a property you’d like to view, simply contact our team to arrange a convenient appointment.

Viewings will usually be conducted by one of our experienced agents, who will be happy to answer any questions you may have about the property.

Step 6. Making an offer

Found the right property? Our team will guide you through the offer process and communicate all offers directly to the seller both verbally and in writing.

Negotiations are often part of the buying process, and we work closely with both buyer and seller to help achieve the best possible outcome for everyone involved.

At this stage, you may be asked to provide evidence of your Mortgage in Principle.

Please note, there is no legal commitment from either party until contracts have been exchanged.

Step 7. Offer accepted

Once your offer has been accepted, we will:

  • Confirm the agreed sale price with all parties
  • Confirm solicitor and mortgage details
  • Prepare the Memorandum of Sale
  • Assist in progressing the transaction smoothly

This is the stage where your solicitor should begin the conveyancing process and your full mortgage application can proceed.

Step 8. Instruct a solicitor

Choosing an experienced and proactive solicitor is key to ensuring a smooth purchase process.

Step 9. Conveyancing

Your solicitor will carry out the legal work involved in purchasing the property, including:

  • Reviewing contracts
  • Conducting searches
  • Investigating title documents
  • Liaising with the seller’s solicitor
  • Agreeing dates for exchange and completion

Throughout the process, we’ll continue to liaise with all parties and keep you fully informed.

Step 10. Survey & Mortgage Offer

Your mortgage lender will arrange a valuation survey to assess the property and confirm its value.

Once satisfied, your lender will issue a formal mortgage offer to both you and your solicitor for review and signature.

Please note, the transaction does not become legally binding until contracts are exchanged.

Step 11. Exchange Of Contracts

Exchange of contracts is the point at which the transaction becomes legally binding for both buyer and seller.

At this stage, the deposit is transferred and a completion date is formally agreed.

Step 12. Completion Day

Completion day is when the remaining funds are transferred to the seller’s solicitor and ownership of the property officially changes hands.

Once completion has taken place, the keys will be released and you can begin enjoying your new home.
